Our office has been residing and serving Red Deer since 1911, but like many of us, Red Deer AB is more than just the City, it's the area.  We have agents that live and serve in many of the same areas that you call home including Blackfalds and Lacombe AB.  Here is a quick look at May real estate in Blackfalds and Lacombe.

The MLS® real estate market in Blackfalds is unique to Blackfalds.  Blackfalds AB has had great growth over the years and is more than a bedroom community to Red Deer.  It's a great place to call home.

The real estate market for May 2020 in Blackfalds looked like:

No surprises here.  As you can see above, May 2020 was down from May 2019.  Thank You COVID-19 self-isolation, closures, and lockdown.  :(

So things are slower

May 2020 - Red Deer Real Estate Market Update:

“How’s the market?” “Are things moving?”  Those are questions we get quite often.  It’s important to get local information when it comes to selling or buying and we’re pleased to be that resource for Red Deer and Central Alberta Real Estate. The real estate market in Red Deer is down.  When it comes to sales volume, and listing coming on the market both of those areas were and are impacted by COVID-19 isolations and lockdowns.  Real Estate is not immune.

When we look at May 2019 vs May  2020 we certainly see the difference.

Red Deer real estate stats

The Average Sale Price decreased from May 2019 by almost 8%.  Now, this doesn’t necessarily mean your house value dropped by that much.  It does tell us the price

Penhold is a small bedroom community 10 minutes south of Red Deer AB, and approximately the same time & distance North of Innisfail AB.  For those in search of a quieter community where walking your kids to school, or to the playground is a must, then Penhold certainly fits that bill.  That has been one of the big attractions of Penhold, Family Lifestyle.

Penhold does have its amenities.  You will find grade schools, middle school, high school, and one of the main attractions is the Penhold Multiplex.  The town offices are there in addition to a large gymnasium, ice surface, library, and fitness center complete with an indoor running track around the rink.  This facility was cleverly designed as it was later integrated with the HIghschool gym and

2020 Real Estate in Red Deer.

The Red Deer real estate market is influenced by the local economy, employment and income.  As job growth occurs, increased jobs, and growth in wages happens historically we've experienced dramatic, and consistent growth in real estate prices and development.

Current market trends are influenced by the global COVID-19 pandemic, Global Oil surpluses and record low prices for our commodities.  We expect the local real estate market to reflect these changes throughout the 2020 year.  Below you'll find some snapshots of our local real estate market for Red Deer MLS® sales and listings of residential homes.

If you've been wondering if now is a good time to buy or sell, we strive to answer the following question,   "Have we turned the corner from a Buyers Market to a Balanced?"

Of course, as a company where we get paid by putting real estate deals together, we're certainly going to say yes to both of those questions.  However, we're also going to give you some market data to assist you in making that decision for you.  The other disclaimers are the data we are using is MLS® data from the Central Alberta REALTORS® Association.

If you're buying a home in Red Deer, or any community, you're probably concerned with getting the best price possible and want assurance that your investment will go up not down.

Some market metrics we're looking at are Sales
